In accordance with the terms of your tenancy agreement, you have two main obligations to consider when ending your tenancy and handing back the property.

 

1. The property and contents should be handed back in the same condition as they were at the beginning of the tenancy.

 

2. The rent must be up to date and all bills settled (if applicable)

 

The following notes are intended to help you prepare for the end of the tenancy and the checkout, so that the even runs smoothly and to minimise the risk of misunderstandings, deductions from your deposit and last minute problems or surprises

 

As long as you comply with all the terms of your agreement your security deposit is fully refundable. You will be required to pay for all utilities(if applicable). You must thoroughly clean all rooms (vacuum, dust, wipe down surfaces, clean radiators) and all portions of the common areas.

 

End of Tenancy Check Out Inspection

 

The last member/ member(s) of the household must vacate the property by 12pm mid-day 28th June

 

I will be around that day to do final inspection for the full property just contact me on my mobile 07884024731 to arrange a convenient time. Only one inspection per household will be performed once all tenants have vacated and all personal belongings have been removed.

 

If everyone would like to vacate before the 28th June let me know and we can arrange something. If the tenant(s) fail to attend the checkout inspection it will be performed in their absence and any findings will be deemed as final.

 

It is the tenant’s responsibility to book the final inspection.

 

During the end of the tenancy checkout process you must observe these steps :-

 

Cleaning

 

The following describes what is expected in the way of cleaning, repairs and maintenance.

 

Kitchen

 

1. All kitchen surfaces should be thoroughly cleaned with a cleaner/disinfectant paying particular attention to any stains or marks.

2. The fridge and freezer need to be emptied, defrosted and cleaned. The power turned off and the door left open.

3. Fully clean the oven,grill,hob and extractor including the removal of stubborn stains and grease. This includes oven shelves. The trays should also be cleaned or   replaced (if applicable). The microwave should be thoroughly cleaned internally.

4. All hard surfaces should be washed down and cleaned, including the kitchen floor which must not be sticky

5. Remove all contents from cabinets and drawers this includes food, rubbish, salt, sugar etc

6. Sink has to be cleaned and free from any blockages

7. Counter tops should not have any scratches or chips and must be properly cleaned

8. Replace all burnt or missing lightbulbs

9. All unwanted food/rubbish should be disposed of in an appropriate manner. Please DO NOT OVERLOAD the bins or contaminate the recycling bins with non recyclable items as Kirklees council will not collect the bins. If I have to organise for the rubbish to be removed privately this cost will be charged to the tenants.

 

Bedrooms

 

1. All bedroom surfaces including window sills and furniture should be thoroughly cleaned with a cleaner/disinfectant paying particular attention to any stains or marks

2. Remove all contents from cabinets and drawers. There should be nothing left behind. If there is it may incur a clean or removal cost

3. The carpets should be vacuumed, paying particular attention to the area under the bed, desk and behind the wardrobe.

4. Replace all missing or burnt out lightbulbs

 

Bathrooms

 

1. All bathroom/WC surfaces should be thoroughly cleaned with a cleaner/disinfectant paying particular attention to any stains or marks

2. Clean toilet and make sure seat hinges are fixed

3. Make sure the bath, shower and tiled surfaces are properly cleaned to remove any build up or deposits/mould residue

4 .The shower curtain must be cleaned and free of mould/stains or replaced

5. All hard surfaces should be washed down and cleaned, including the bathroom floor which must not be sticky

6. All cabinets and drawers must be cleaned. Any unused or unwanted toiletries should be disposed of

7. Hand basin has to be left fully cleaned

8. Clean all mirrors if applicable ensure they are not left streaky

9. Replace all missing or burnt out lightbulbs

 

Miscellaneous

 

1. All hard surfaces including window sills and floors should be washed down and cleaned which must not be sticky

2. All the woodwork, skirting boards etc should be cleaned

3. All soft furnishings especially carpets should be cleaned, paying particular attention to any stains or marks. This may mean having the carpets professionally cleaned

4. All light fixtures should have a good lightbulb. It is much cheaper for you to replace than for the handyman to replace and charge labour aswell.

5. Smoke detectors should have a batteries and be in working order

6. All sets of keys must be returned internal keys should be let in their lock

7. All rubbish or personal items must be removed from the property. Items/boxes placed in garden/backyard must be removed from the property. Please ensure the dustbins are not overloaded with rubbish / heavy items as the bins will not be emptied by Kirklees council. If the household has excess / heavy rubbish items including cardboard boxes, bottles etc these can be disposed of at Emerald Street Household Waster Recycling Unit (address provided at bottom) If you fail to adhere to this and I have to dispose of any excess rubbish and empty/clear the bins I will charge the tenants for a skip and labour .

8. Sofa Covers to be washed and clean

 

Normal Wear and Tear

 

Please note that normal wear and tear does not include damage or excessive wear and tear. Normal wear and tear is generally anything which could not of been prevented. Anything that occurs as part of daily living for example the carpet becoming more worn in places where the tenants would frequently walk, this is considered normal wear and tear. Dirt or stains on the carpet on the carpet and marks or nail holes in the walls are not normal wear and tear. Excessive wall marks are also not considered general wear and tear.

 

Other Points

 

It is in you tenancy agreement not to stick anything on the walls. I have noticed it in numerous rooms posters etc on the walls. The walls must be repainted and put back to the original state if they are damaged, paint come away, holes or blu tac marks.

 

If applicable any other damage/cleaning charges will be deducted from the security deposit for the property.

 

Bond deposits are only returned once all rent arrears for the household are cleared in full. Once you have vacated the property you will not be allowed access to the property. Should we allow you access you will be charged a call out fee of £30

 

Any damage caused during the tenancy is the tenants’ responsibility. This will include damage to walls, damage to furniture, damage or stains on carpet, damage caused by bicycles stored or brought into the property. Damage caused by neglect.

 

Final Bills (if applicable)

 

You should contact Yorkshire water to arrange a final bill to be sent. For gas and electricity it is generally easier to inform them of the final meter reading after the checkout. We will record a final meter reading during checkout appointment. Following the checkout please notify the relevant utility companies of your forwarding address(es) for the final bill

 

If you do not cancel your utilities they will continue to bill the service in your name.

 

Mail Forwarding

 

Once you move out the landlord will not receive or forward any mail on your behalf. You should therefore make arrangements with Royal Mail to do so. If you have any questions please call Royal Mail on 08457740740

 

Keys

 

All keys should be left in there room lock with front door key on the loop. I will check each one on final checkout inspection. Should any keys fail to be returned after you vacate the property you will be charged to have the locks changed (minimum fee of £65)

 

Return of Deposit

 

Your deposit will not be returned at the check out inspection. The deposit will be returned to you with any relevant deductions where applicable once the tenancy has been terminated, and the property vacated and inspected. All rent arrears will have to be paid in full and all necessary work (if applicable) has been invoiced and paid.

 

Collection of household waste

 

The council operates a free collection of bulky household waste and up to 10 black bin bags for collection. In order to use this service arrangements should be made with the council for collection of the bags at least 2 weeks prior to the household vacating the property
